The firm completed a 12,525 SF tenant improvement for the UCSD, Integrated Procure-to-Pay-Solutions Department that united two departments into one. The CityWorks’ team worked closely with UCSD’s Project Manager, the Department’s Representative, Furniture Vendor and Contractor to bring the project in within an aggressive schedule and budget. Creative problem-solving by the team resulted in a new home for Department staff that offered them a main and two smaller communal spaces for them to come together, relax and get to know one another. The main area is so successful that pot-lucks and Zumba classes started shortly after move-in. Other benefits of the improvements include more natural light, better and more ergonomic desk furnishings, and more conference room space.

The team worked to meet the construction budget and a tight timeline. Some strategies included clever reuse of existing plumbing and partition walls in the new layout of conference rooms and break areas as well as reuse of the existing ceiling grid. The project came in significantly less than the average cost per SF for a TI project at UCSD. To meet a shortened timeline, one strategy that the CityWorks’ team used was to work directly with the Contractor’s preferred vendors and to specify only quick ship materials out of Los Angeles.
